Residential Property

We have an established track record of arranging finance for the acquisition or refinance of development sites and buildings and for construction costs, infrastructure and services, ancillary professional costs and the roll up of interest.

Typically we can arrange at highly competitive rates the funding of 100% of conversion costs and interest roll up for quality development schemes for developers with experience.

We have access to mezzanine funding whereby typically the developer may only have to contribute 10% of costs. We also have access to the funding of all the acquisition and construction costs where joint ventures are created between developers and funders in which circumstances we have negotiated finance for 100% of costs.

Refurbishing properties

We have access to funding for refurbishment where a property may only require minor works before being let or sold.

Commercial Property Development

We can also fund commercial development schemes for experienced developers where there are pre-lets.

The Sandpiper

We were delighted to assist Mark and Sally Pearson fund the development of the Sandpiper Hotel at Porth Beach, North Cornwall creating 9 waterfront houses. Work started in the Spring of 2013 and finished early 2014. Mark said” I am delighted with the service from Mike and Ros which enabled us turn our dream to develop the hotel into a reality”.


Portwrinkle lies between Rame Head and Looe on the south coast of Cornwall. With sand and shingle beaches, numerous rock pools and a small harbour it is very popular with surfers, walkers and as a holiday destination.

GW Earle (Hotels) Limited asked us to assist them with funding their residential development scheme with superb views over Whitsand Bay.

The development scheme comprising contemporary houses is now underway, the first phase of which should be complete by Summer of 2015.

We are delighted to assist Jess Earle in making such an  innovative scheme a reality.



We are delighted to have assisted Matt Porter and George Williams in the financing of their stylish residential development scheme Beachdown, Challaborough near Kingsbridge on the South Devon Coast.

Situated 150 yards from the sea and also close to Bigbury and Burgh Island this is a very popular surfer and family holiday destination.

George and Matt have completed the first phase of the scheme and are now progressing the second phase.

This is a top of the range scheme of iconic stylish detached dwellings and superb holiday homes.

Phase 1 comprises 4 residential dwellings whose ambience is modern and assertive.

We are very pleased to have been able to assist Matt and George with funding to enable them develop this superb scheme in the heart of the South Devon Coast.
